Section 01

Welcome to Dweller IQ (Yes, There Are Rules)

Thanks for being here. By using Dweller IQ ("we," "us," or "the Platform"), you're agreeing to these Terms. We know — no one reads these. But if something ever goes sideways, this is the document everyone suddenly cares about.

So by continuing to use the Platform, you're saying:

  • "Yep, I agree to this"
  • "No, I won't do anything shady"
  • "And yes, I understand this isn't magic landlord insurance"

If you don't agree, that's totally fine — just don't use the Platform.

Section 02

What Dweller IQ Actually Is (and Isn't)

Dweller IQ is a tool. A smart one — but still just a tool.

We help landlords and tenants:

  • Manage rental-related workflows
  • Handle payments
  • Stay more organized and informed

What we are not:

  • Your lawyer
  • Your property manager
  • Your financial advisor
  • Your therapist during tenant disputes
Note → We are not a party to any agreement between landlords and tenants. If things go wrong between users… that's between you and them.
Section 03

Not Legal Advice (Seriously)

Anything you see on Dweller IQ — tips, suggestions, automation, or insights — is for informational purposes only. That means:

  • We are not giving legal advice
  • We are not guaranteeing compliance with any laws
  • We are definitely not showing up in court with you

Landlord-tenant laws can vary wildly (and change often), especially in places like Chicago.

If you're making serious legal decisions, talk to an actual lawyer. Not us.

Section 04

Accounts: Be a Responsible Adult

To use Dweller IQ, you'll likely create an account. Here's the deal:

  • Use real, accurate information
  • Don't share your login like it's a Netflix password
  • You're responsible for everything that happens under your account

If your account does something weird, illegal, or abusive — we can suspend or delete it. No warning required.

Section 05

Subscriptions, Billing & The "No Free Lunch" Rule

📅 5.1 Monthly Subscription

Dweller IQ runs on a monthly subscription. That's how we keep the lights on.

🔁 5.2 Automatic Billing

When you sign up, you're agreeing to recurring charges. No surprises — we'll bill you monthly unless you cancel.

💳 5.3 Payments Are Processed by Third Parties

We use Stripe to handle payments. That means:

  • We don't store your full card details
  • We don't control how Stripe processes transactions
  • If something goes wrong at the payment level, Stripe is involved
5.4 Refunds (Money-Back Guarantee)

We stand behind Dweller IQ with a money-back guarantee on your first charge:

  • Monthly plan: request a refund within 7 days of your first charge and you get your first month back in full.
  • Annual plan: request a refund within 14 days of your first charge and you get the full amount back.

Either way it's the full amount — no proration, no runaround.

After your guarantee window closes, payments are non-refundable — even if:

  • You forgot to cancel
  • You "meant to use it more"
  • You logged in once and disappeared

So if Dweller IQ isn't clicking, just reach out within your window — 7 days on monthly, 14 on annual.

5.5 Cancellation

You can cancel anytime. Your access continues until the end of your billing cycle, then stops.

Cancelling stops your billing and may end access to paid features — including pulling up documents you've saved. Download anything you want to keep before you cancel. Cancelling does not delete your documents; deleting your account does (see Section 10).

Section 06

Payments Between Users (Read This Twice)

If your use of Dweller IQ involves rent or other payments between users:

  • We are not holding funds
  • We are not an escrow service
  • We do not guarantee payments will go through
  • We are not responsible for failed transactions, disputes, or chargebacks
Note → We provide the rails. You drive the car.
Section 07

Acceptable Use (Don't Be That Person)

You agree NOT to:

  • Use the Platform for illegal activity
  • Upload false or misleading information
  • Try to hack, scrape, or break the system
  • Harass, threaten, or abuse other users
  • Use Dweller IQ to do anything sketchy

If you do, we can:

  • Suspend your account
  • Delete your account
  • Block you entirely

No appeals court here.

Section 08

Intellectual Property (What's Ours vs Yours)

Everything that makes Dweller IQ… Dweller IQ:

  • Design
  • Branding
  • Software
  • Features
Note → That's ours.

You keep ownership of your data and give us permission to use it only to operate the Platform. We're not selling your rent data to some random guy on the internet.

Your documents. When you generate a document (like a notice), we save a copy to your account so you can download it again from your dashboard. You own what you create. A few things to know about how long it sticks around:

  • You can delete any document from your dashboard whenever you want. That's permanent — once it's gone, it's gone.
  • When you delete your account, every document you generated is permanently deleted from our systems.
  • If you cancel your subscription, you may lose access to document features — so download anything you want to keep before you cancel.
Note → Keep your own copies of anything important. Once a document — or your account — is deleted, we can't bring it back.
Section 09

Future Features (We're Building Fast)

Dweller IQ now generates and stores documents for you — see Section 8 for how that works and how long they're kept. Other features are still in the oven. When we roll out things like:

  • In-app messaging
  • Notifications
  • Document uploads & sharing
Note → Additional terms may apply. We'll update this document when things evolve.
Section 10

Account Termination (Breakups Happen)

You can stop using Dweller IQ anytime. We can also:

  • Suspend or terminate your account
  • Remove access to the Platform
  • Do so with or without notice

After termination, you lose access. When your account is deleted — whether you delete it or we do — the documents you generated are permanently deleted from our systems. Some limited records (like billing history) may be retained where the law requires it.

Section 11

Liability (This Is the Big One)

We'll keep this simple. If something goes wrong, Dweller IQ is not on the hook for:

  • Lost rent
  • Tenant disputes
  • Evictions
  • Payment issues
  • Lost data
  • Indirect or "what-if" damages
Note → If we are found liable for something, our total liability is capped at what you paid us in the last 12 months.
Section 12

"As-Is" Disclaimer (No Promises)

Dweller IQ is provided "as is" and "as available." We do not guarantee:

  • The platform will always work perfectly
  • It will be error-free
  • It will meet every expectation you have

We aim high — but we're still human.

Section 13

Disputes (Let's Not Drag This Out)

If there's a legal dispute:

  • It will be handled through binding arbitration
  • You agree not to join class action lawsuits
  • The governing law will be the State of Illinois
Section 14

Changes to These Terms

We may update these Terms as Dweller IQ evolves. If we do:

  • We'll update the "Last Updated" date at the top of this page
  • Your continued use constitutes acceptance of the changes
